Buying a home?  The process can be stressful.  Your home inspection can give you peace of mind knowing the condition of the home before the close of escrow.  I encourage you to attend the inspection if possible so we can discuss any found defects and I can show you where the utility shut offs are located and other components that you may not be aware of.  You will receive a written report with comments about certain defects and photographs (if defects are found).  This with the seller’s disclosure statement makes you reasonably familiar with the property.  Most sellers are honest and are often surprised to learn of defects uncovered during an inspection.  Realize that sellers are under no obligation to repair everything mentioned in the report. Some times defects that may concern you can be corrected with very little expense. In most cases I can show you how to fix it and a ballpark figure of its cost.  No home is perfect.  Keep things in perspective.  Don’t lose your deal over nit-picky items.  In this sellers market if too many demands are made of the seller they may say, we’re not fixing anything, if you don’t want the house we’ll take one of the three backup offers that we have.  So, let your Real Estate Professional put together the best package they can and enjoy your new home.
